About Working Theory Investments

 Glenn and Kara Clapp formed Working Theory, LLC in 2016 to invest in real estate. We chose the name to reflect our background in science and engineering, and with the definition:

"The primary function of this theory is to explain important elements in the process of securing decent work— [...] and describe how performing decent work leads to [...] satisfaction, work fulfillment, and wellbeing" -- The Psychology of Working Theory,  Journal of Counseling Psychology © 2016 American Psychological Association 2016, Vol. 63, No. 2, 127–148
 

We felt like the definition summed up our why for this endeavor and our desired outcome while setting us apart from the more common names for real estate-focused entities. 


We are excited to share our journey and help like-minded STEM professionals achieve their financial freedom goals.


Management

Glenn Clapp

Managing Partner

Glenn has 40 years of experience in the technology industry as a software engineer and manager. His industry experience ranges from video games to flight simulators to home automation and control. 


Glenn began his real estate journey in 2012 when he and Kara took advantage of lower prices to move to a home suitable for home automation. At this market low, we chose not to sell our old house but to make it a rental. After Glenn read Rich Dad/Poor Dad, we refinanced the old home to buy a 4-plex; we sold it to buy two more single-family rentals. 


The snowball began to roll and grew to three more single-family rentals in other parts of the country and multifamily investments in three apartment buildings in Texas and Florida. These have grown to more multifamily assets in Texas. Kara and I have found the power and scale of this investment and have dedicated our investing trajectory to helping others achieve their dreams and goals.

Kara Clapp

Managing Partner

Fifteen years as an RN in clinical and management roles, including budgeting. Twenty-five years as a Clinical Nurse Specialist or self-employed Nurse Practitioner in health program design, service implementation, and outcome measurement. Kara's Ph.D. research skills apply to database analysis and community surveys for Market Survey mastery of targeted markets and submarkets.

Our Strategy

We buy "B," and "C" class stabilized properties with strong fundamentals. We focus on high job and wage growth markets and submarkets with low crime in desirable locations near churches and good schools with opportunity to improve the property, increase revenue, and reduce expenses.


We then add value that our customers desire. Value may be a pet exercise area, washers and dryers or hookups, or Internet. We update the units to match modern trends and desires.


We reduce consumption and expenses by addressing opportunities to reduce our energy footprint through water and energy conservation.


We address any outstanding maintenance  and safety issues and update the exerior.


It doesn't end there. We are always watching for ways to improve our relationships with our residents, be more responsive, and be the most desirable property in the area.
